    Pier 400 at the Port of Los Angeles is home to the A.P. Moller-Maersk Group’s APM Terminals. When the Danish shipping conglomerate’s terminal needed a comprehensive assessment to identify potential issues, our team conducted a facility condition assessment for the mechanical, electrical, and plumbing systems. We reviewed the administration office building, vehicle maintenance and repair building, marine operations building and the truck wash facility.

  • Project Overview

    The assessment’s goal was to identify areas that required immediate maintenance and to judge the suitability of specific areas for subleasing to tenants. Our review included equipment condition assessments and recommended the alternations required for subleasing. We conducted additional assessments to include high mast light poles and reefers in the container yard. We conducted the site assessment in conjunction with the facility’s marine consultant. The report we delivered to APM Terminals included an existing condition assessment, ratings of each item assessed (i.e. good, fair, poor), recommended actions for routine maintenance or replacement of equipment, and a photographic record of all areas requiring attention.
